Riyadh Completes Preliminary Master Plan for 456 sq. km Northeast Expansion

The Royal Commission for Riyadh City has completed a preliminary master plan covering approximately 456 square kilometers in northeastern Riyadh, marking an important step in organizing one of the Saudi capital’s future growth corridors.

The area occupies a strategic location connected to King Khalid International Airport, Wadi Al-Sulay, Dammam Road and Janadriyah Road, placing it within a significant zone for Riyadh’s long-term urban expansion.

A Long-Term Vision for Land Use

The preliminary master plan establishes a broad framework for future land use across the area.

Its key principles include creating a long-term urban model capable of phased expansion and developing integrated communities where housing is supported by essential everyday services.

The plan also seeks to achieve a balanced distribution of residential, economic, recreational and natural areas, allowing future communities to develop within a more connected urban environment.

Planning for Riyadh’s Continued Growth

The initiative comes as Riyadh continues to experience significant population, economic and urban growth.

Planning the northeastern area at an early stage is intended to help guide that expansion and ensure future land uses, infrastructure and services can be developed within a coordinated long-term framework.

With the master plan covering around 456 square kilometers, the area could become an important component of Riyadh’s future urban footprint as the capital continues to expand.

Green Spaces and Natural Valleys

Quality of life is another central consideration within the preliminary plan.

The framework emphasizes expanding green spaces while preserving natural valleys, integrating environmental features into the broader urban structure.

This approach is designed to balance development requirements with environmental considerations while creating more sustainable and connected communities.

Preparing for the Capital’s Future Needs

Royal Commission for Riyadh City CEO Ibrahim Al-Sultan described the preliminary master plan as an important planning step in the capital’s development.

According to the commission, the initiative reflects efforts to anticipate Riyadh’s future needs, organize its expansion and develop long-term plans capable of keeping pace with the city’s growth.

Such planning is becoming increasingly important as the capital’s expansion generates additional demand for housing, services, economic activities, transportation and infrastructure.

Is This a New Riyadh Megaproject?

The commission emphasized an important distinction: the announcement does not represent the launch of a new development project.

Instead, the master plan is an initial planning stage.

Further planning phases will follow, including the preparation of detailed plans for individual areas by the relevant authorities.

Any future developments will be announced through the official channels of the Royal Commission for Riyadh City and other relevant entities.

The announcement therefore establishes a long-term planning framework for northeastern Riyadh rather than signaling the immediate start of construction on a specific new project.
